Do you do background checks on potential tenants?
Yes. We complete background and credit checks on tenants at our discretion before the lease agreement is signed. However, Gosser Brothers Properties pays for any and all costs associated with those checks.
Do you allow pets?
No. We don’t not allow pets in any of our properties unless an exception is made and agreed upon before signing the lease agreement. Such instances where an exception could be made would be service animals, law enforcement, etc.
Do you allow smoking?
No. Smoking or vaping of any kind is strictly prohibited inside any of our properties.
Do you do inspections of your properties?
Yes, we do inspections twice per year. Tenants will be notified 3 to 5 days in advance of the inspection. Most inspections occur at the beginning of January and the beginning of July.

How long are your lease agreements?
Typically our lease agreements are one year in length.
Do you take HUD or Section 8 vouchers?
We do not.

Do you require a security deposit?
Yes. We require a security deposit equal to one month’s rent. The security deposit will be returned to the tenant, less any deductions, after the lease agreement is terminated and the tenant moves out.
When is rent due each month?
Rent is due by the 5th of each month. You may pay anytime between the 1st and the 5th. After the 5th, your rent is considered late and you will incur a late fee.
Am I required to have renter’s insurance?
You are not. However, you will be required to sign a waiver saying that you are aware of the risk of not purchasing insurance and that you will not hold Gosser Brothers Properties liable in the event of loss.
